- feasibility study to record the Design Brief, present project constraints & organisation, and propose a programme of design work;

STAGE 2 - CONCEPT DESIGN

- sketch design options

- review requirements for Planning submission

STAGE 3 - SPATIAL COORDINATION

- proposal drawings of the agreed design

- prepare other required information for the Planning submission

- Planning submission & liaise with planners through to the decision

STAGE 4 - TECHNICAL DESIGN

- prepare technical drawings of the agreed design

- co-ordinate specialist information from other designers (structural engineer etc)

- prepare General Specification for the project to establish necessary standards and obligations

- prepare Product Specification for the project to select fixtures, fittings and finishes

- prepare Schedule of Works for the project for pricing by contractors

- advise on Building Contract and terms

- submit the technical design for Building Control approval

for projects over £200k:

STAGE 5a - TENDER

- prepare a list of suitable contractors for the project

- send the technical design package to the contractors for pricing

- meet with the contractors to review the project

- advise on returned prices and selection of the contractor

STAGE 5b - CONSTRUCTION

- preparation of the Building Contract

- regular site inspections with the contractor during construction to inspect the works

- administration of the Building Contract through to completion of the works
